Pricing Your Home right in today’s market
Steve, a friend of mine, tells the story about a time he interviewed two prospective agents who eagerly prepared a market analysis. However, Steve decided to list his home with an agent who did not prepare a market analysis but just “ball-parked” a high sales price. Now Steve realizes it was a scam to get the listing. After two weeks, the listing agent began working on Steve to reduce the asking price. He did, but it didn’t help. Fortunately, he only signed a 90-day listing agreement and when it expired, he listed at a realistic asking price. His home sold after four weeks of intensive marketing.
The truth is, during the first 5 weeks of a home being listed, 80% of the potential buyers will look at the home. It is extremely important that you receive a fair and accurate market analysis on your home when you place it for sale so that it is competitive with similar listings.
